When presenting land

Pleaseeeeeeee

All agents, brokers, and real estate negotiators,

Please present a bit more professionallyyyyyyy.

Think from the investor’s perspective sometimes.

If you only provide 2 lines of information and 1 picture,
who would be interested?

.

Or if you keep trying to pitch land to investors,
but never get any good feedback,

part of the reason might be that
the land does not have potential that matches the investor’s criteria.

Another part is that
investors can’t clearly see
how much potential the land you presented really has.

.

If you follow what I tell you here,
it will be muchhhhh easier to present.

Investors can immediately decide whether they’re interested or not.

Prepare it once, and you can present to dozens of investors.

But most of the time, when given this homework,
everyone goes quiet.

.

No matter how high-tech you are,
if you don’t present complete information,
you can’t sell to anyone.

.

Or even if you’re super low-tech,
you should at least know
where to find the information you need to present.

.

Here, something this simple — it’s really not that hard.

The information needed:

  1. Land location (coordinates)*

  2. Land area (rai–ngan–sq.wah)*

  3. Copy of the front and back of the land title deed (if inconvenient, it’s okay — but please check that the person who sent it to you truly has the rights and authority to own it)*

  4. Cadastral map* (so we can see the land’s shape, which connects to point 5)

  5. Boundary lines marked on Google Map*

  6. Land zoning color (if unknown, that’s okay)

  7. Land width x depth*

  8. Width of the front road*

  9. How many meters to fill (to raise higher than the road)*

  10. Current surroundings next to the land

  11. Actual site photos of the land*

  12. Selling price and payment terms*

  13. Any other information that may be useful for customers (such as landmarks, nearby train stations, transportation routes, or other highlights)

If you can make it into a PDF file, that would be great — but if not, it’s okay.

.

If you don’t trust me, don’t send it… hold it tight.

If I really wanted to dig,
just knowing which plot is up for sale is enough to find out everything,
without any supporting documents.

But I’m too lazy to do that…

I want partners who really know their work,
more than just the money.
