There was news about an aunt who bought land in Nonthaburi.

Requirements and prohibitions for land under high-voltage power lines
according to the announcement by EGAT
on the power line right-of-way,
under the authority of the EGAT Act, B.E. 2511 (1968).
Land located under high-voltage power lines will have restricted rights
as stipulated below.

Prohibited from building any type of real estate structures,
whether buildings, houses,
or any other types of structures
within the power line right-of-way.

The area around the pole
and the base area within 4 meters
from the pole leg,
prohibited from planting trees or any crops.

The area in the power line right-of-way
of a 500,000-volt transmission line
is prohibited from planting sugarcane.

No person shall perform any acts
that endanger the power system,
such as bringing materials, equipment, or machinery
like cranes, forklifts, loaders, excavators
closer to the high-voltage line than 00 meters,
or burning sugarcane fields, rice paddies, reeds,
or any other materials in the power line area.

No acts
to alter the ground surface
in the power line right-of-way area,
such as raising the ground level, digging, pond excavation, or road construction,
shall be performed without written permission from EGAT first.

Voltage (kV) — Prohibited distance from the center line of the power pole, each side:
69 kV: 9 meters
115 kV: 12 meters
132 kV: 12 meters
230 kV: 20 meters
300 kV: 20 meters
500 kV: 40 meters

Therefore, building any structures,
or planting trees or crops without following the conditions
or without permission,
results in EGAT having the authority to demolish or destroy
without paying any compensation at all.

It can only be used for a few purposes, such as parking (with fee).

or as a common area in a village where tall trees are prohibited.
