If you’ve heard the news
that the government will compensate for earthquake-related damages
with a budget of up to 49,500 Baht per case—

Many people may assume
they will automatically receive 49,500 Baht in all situations.
But that’s not quite how it works.
.
Compensation for damages
is based on the Ministry of Finance’s 2019 regulations.
The material cost assessment per unit
follows prices from the Bangkok Ministry of Commerce
and guidelines from the Comptroller General’s Department.

Support is calculated based on actual repair materials—
focusing strictly on construction materials only.
It excludes finishing materials
such as paint or furniture repair.

1. Roof Structure
Steel and wood are priced by weight or volume.
Roof tiles vary: twin-ridge, CPAC Monier, and others.
Prices range from 13–100 Baht/unit, depending on the material.

2. Ceiling
Structural framing: 130 Baht/sq.m.
Standard gypsum board: 260 Baht/sheet

3. Walls and Partitions
Frame and gypsum boards: 130–260 Baht
Rubberwood panel: 175 Baht
Masonry walls: clay bricks, lightweight concrete, or blocks
at 130–290 Baht/sq.m.
Plastering: 50 Baht/sq.m.
Wall tiles: 300 Baht/sq.m.

4. Flooring
Floor tiles: 300 Baht/sq.m.

5. Doors and Windows (including frames)
Assessed at 600 Baht/set

6. Structural Building Damage
Cracks in structural parts like columns, beams, or reinforced concrete walls
Assessed at 5,000 Baht/spot

Damage Levels and Sample Support Amounts
The assessment system is divided into 5 levels
based on real case examples.

Level 1: Minimal / No repair needed
e.g. hairline cracks, small separation at building joints
❌ Not eligible for compensation
📝 No repair or paperwork needed

Level 2: Surface material damage
e.g. cracked plaster, loose tiles, partial ceiling damage
💰 Support range: 300–10,280 Baht

Level 3: Light structural damage
e.g. cracked drywall, re-bricking, plastering, collapsed ceiling/walls
💰 Support range: 1,860–15,410 Baht
.
Level 4: Main structure damage
e.g. cracks in columns, beams, floors, major structural elements
or multiple damage points including the main structure
💰 Estimated cost: 20,000–54,610 Baht (capped at 49,500 Baht)

Level 5: Total building collapse
e.g. irreparably damaged home, unsafe for living
💰 Maximum relief: 49,500 Baht

All damage assessments
are done by government officials.
So if you’re expecting a full 49,500 Baht in every case—
that may not be the reality.
Paperwork and processing costs
might even exceed your compensation.
And it could end up wasting your time.
