When LTV, COVID, and Market Uncertainty Force Homeowners to Sell at a Loss

We understand that the current state of the country isn't looking so great.
Many of you are trying to sell your home, condo, or land as quickly as possible.
You’ve already lowered the price—even accepted losses—
but still haven’t found a buyer willing to “take it off your hands.”
So we’d like to say this to you:

LTV + COVID
have thrown the real estate market into a state of "limbo."
In the past, the LTV (Loan-to-Value) policy alone
already made mortgage approval more difficult.
It’s become an environment where:
"Around here, if your credit isn't great... you’re not getting a loan."
But at least back then, there were still people with enough cash to buy outright,
so the market still had some movement.

Then came COVID.
Even the cash-rich buyers held back,
reluctant to release liquidity.

So for anyone trying to sell property right now,
we’ll keep it short: "Brace yourself." (generally speaking)

As for investors or real estate speculators,
if you want these people to buy from you,
the price has to be very tempting—we mean very.

Here are the typical conditions that investors look for:

  1. Price must be 10–20% lower than market rate

  2. They buy based on the Land Department’s assessed value

  3. They honor the original contract price

  4. If you’re still repaying the bank, the remaining debt may become the offer price

Is it fair to call them bloodsucking investors?
That’s up to interpretation.
They don’t force anyone to sell to them.
It’s entirely up to you—
How much longer can you hold on?

If three months from now,
your condo gets repossessed by the bank,
you get blacklisted—
but someone steps in and buys it off you before that happens—
then technically, they’ve helped relieve your burden.
(Your credit score stays intact too.)

Because they’re investors.
If they buy from you,
there must be a gap for them to resell.
They’re not planning to live there.
So they need to buy at a price that allows for a resale margin.

This post is a little voice speaking on behalf of the investors.
They want to buy from you.
But if it’s too risky… well, they gotta pass 😅😅
