One for the buyer, one for the seller.
That’s it.

Starting from the third agent onward,
it usually comes from land runners—
Coordinators / Coordinator teams / Fund secretaries / Lobby teams
District officers / Village chiefs / Subdistrict heads / Government officials
The property owner’s spouse / Relatives / Children
Estate administrators / Lawyers / Legal teams / Daughters-in-law / Sons-in-law
Buyer’s siblings / Buyer’s relatives / Buyer’s friends
Drivers / Maids / Juristic persons / Gardeners / Aunties next door

These characters—
you only find in Thailand.
Because we don’t have laws that regulate real estate agents.
Anyone who feels like being involved just jumps in without hesitation.

From land deals,
it’s now spreading into the housing and condo scene.

Working like a messy street fight with no rules,
where all the profits
are fought over in the commission pile.
