Roof tiles come in several types —

with unit prices ranging from 13–100 baht per piece,
depending on material.

Frame structure: 130 baht/sq.m.
Standard gypsum board: 260 baht/sheet.

Walls
Wall frame and gypsum board: 130–260 baht/sq.m.
Plywood panel: 175 baht/sq.m.
Brick wall (clay brick, lightweight concrete, or block): 130–290 baht/sq.m.
Plastering work: 50 baht/sq.m.
Wall tile: 300 baht/sq.m.

Estimated at 600 baht/set.

Structural Damage
Cracks in main structure such as columns, beams, reinforced concrete walls
are assessed at 5,000 baht per damaged area.

The assessment system has 5 levels
based on real-case examples.

Level 1: Very Minor / No Repair Needed
Small hairline cracks or minor expansion gaps.
β Not eligible for compensation.
π No repair or claim necessary.

Level 2: Surface Damage
Plaster cracks, fallen tiles, or partial ceiling damage.
Estimated compensation: 300–10,280 baht.

Level 3: Light Structural Damage
Cracked lightweight wall, partial rebuilding, new plastering, or ceiling collapse.
Estimated compensation: 1,860–15,410 baht.

Level 4: Main Structure Damage
Cracks in columns, beams, reinforced concrete floors or walls,
roof structure damage, or multiple area damage.
Estimated compensation: 20,000–54,610 baht
(but the maximum payment is capped at 49,500 baht).

Level 5: Total Collapse
House completely destroyed, uninhabitable.
Maximum compensation: 49,500 baht.

All damage assessments are conducted by government officials.
So if you expect to automatically receive 49,500 baht in all cases,
that may not be true.
In some cases, the paperwork and administrative costs
may exceed the compensation itself —
and waste more time than it’s worth.
