I feel that many people are misunderstanding
about working as an agent.
Let me summarize it this way.

Point 1
#Presenting a property for consignment
If any agent
presents a property
to another agent
to help find a buyer
(perhaps because they're not familiar with the area / inconvenient / too busy / whatever the reason may be)
.
In agent work,
this is called "leading a property."
A referral fee of 10% (from a 3% commission) is given
when the deal is closed.
.
But if there has already been some discussion with the owner
and an Exclusive contract (closed contract) is signed,
that is called “Refer.”
We give a referral fee of 20% (from a 3% commission)
when the deal is closed.

This is the general etiquette
that every agent should know.
.
Submitting a property to ask for help finding a buyer
and then asking to split 50/50,
even though this is actually considered leading a property.
.
After explaining as above,
it turns out to be viewed as
trying to take advantage of the one who proposed the property.
On the contrary,
I see it as the other party taking advantage of their colleagues as well.

(I won’t continue marketing that property because analyzing and marketing a property effectively takes time and significant investment to ensure results. And I don’t just post on free websites as many people think.)

I’ll keep that property
quietly somewhere deep in a hard disk
until a client approaches me,
and that property happens to match exactly what they want.
Then, I’ll bring it out to present,
and we’ll split the commission 50/50.
(But I don’t remember every single property that’s been given to me... just take your chances.)

Point 2
#Co-working (Co-Broke/Co-Agent/Co-work)
Co-agent work is
one side has the property,
the other side has the client.
They work together
to close the deal.
.
#It does NOT mean taking another agent’s property to market it further.
That’s called “shortcutting” or “being lazy.”
Nowadays, I see many agents and even big-name companies
doing this a lot.
Plus, they even lower the price below what the owner actually gave,
just to lead clients directly to themselves.

People take the time to dress up,
drive to meet the owner, take photos, edit photos beautifully
to make the listing appealing.
It’s not for you guys to right-click,
hit save as,
and repost.
.
If I can clearly identify that a property
belongs to my company
and I have never given permission to market it further,
I consider that a “copyright infringement with legal penalties.”
.
Every detail
can be identified through big watermarks
or metadata embedded in images and videos.
Even if someone uses software to remove the watermark,
the metadata, which is like DNA in the image,
you can’t modify it.
(Recently you might notice I always include watermarks.)
.
I emphasize to my team that
if you want to use the owner’s images to market,
always get permission
in writing first.
Do not let rights violations happen.
.
Doing it the first time, it’s fine, let’s say it’s ignorance.
But if it’s done repeatedly and becomes a habit,
I will take legal action as an example case
and set a professional standard for agent work.
.
Don’t think that
deleting photos later,
destroying evidence,
will end it.
.
Legally,
there are still ways
to sue for damages anyway.
(Back when I worked in CG for films, I gained a lot of knowledge about copyrights.)

If you want to be a successful agent or broker,
this kind of thing should not be done.
It’s disrespectful
and a severe breach of ethics.
