Essential terms you need for pitching to foreign investors — clear and practical

I have to go present a project

to foreign investors.
They are investors in many real estate companies in Thailand.
.
When I have to explain in English,
some Thai words that I often use,
when translated into English,
I’m not really sure what they are.

If I ask a lawyer, it will turn into legal terms,
and some terms used by lawyers,
even native speakers don’t know what they mean.
.
So I tried to collect English terms
that should be known in the real estate industry,
to share with my followers,
so they can learn together.

A:

Advance Rental: Advance rent payment. Commonly used when renting out real estate and receiving 1-month rent in advance, e.g., 1 Month Advance.

After Sales Service: Service after ownership transfer is completed. The period depends on the warranty.

Agency Agreement: Real estate agent appointment contract or consignment contract for rental or resale.

Agent: Real estate agent. Clients can hire agents to handle rental and resale.

All Expenses: All transfer day expenses, including common area fees, sinking fund, transfer fees, electricity meter and deposit. Projects usually use this term on promotion banners.

Amenities: Facilities or conveniences, including surrounding environment like shops, restaurants, BTS, etc.

Apartment: In Thailand, it’s understood as a dormitory, but foreigners may call a condo an apartment.

Appraisal: Real estate valuation.

Appraisal Price: Land appraisal price by the Treasury Department.

Architect: Architect.

Architecture: Architectural design.

As-built Drawing: Actual construction drawings. After transfer, the project will hand over these files to customers for future interior work.

Available Unit: Property still available for sale or rent.


B:

Bare Shell: Bare unit from developer, no interior decoration except some basic systems, for buyers to design themselves.

Broker: Company or office doing real estate brokerage.

Building Manager: Juristic person manager, oversees project management and facilitates co-owners.

Built-in: Custom-made furniture fixed to the structure, with design chosen by owner.

Buyer: Purchaser or tenant.


C:

Capital: Fund or assets convertible to money.

Capital Gain: Profit or margin from resale. Measured in %: (Profit / Cost) x 100. Average real estate capital gain is around 5–7% per year.

Cash on Cash Rental Yield: Annual rental return on cash investment. Relevant for investors financing purchase to rent out.

CBD (Central Business District): Central business area, highly developed in transportation, society, and economy.

Commercial: Commercial real estate.

Commission: Broker’s fee upon successful rental or sale.

Common Area: Shared facilities usable by all co-owners, e.g., pool, gym.

Common Area Fee: Maintenance fee for common areas, paid by all co-owners.

Condominium: Condominium building, 8 floors or higher.

Co-owner: Co-owner status after ownership transfer.

Construction Period: Construction duration.

Contractor: Contractor.

Credit Advice: Notification of overseas funds transfer into Thai account for foreign buyers.

Custom Made: Custom-designed furniture made to order.


D:

Defect: Snag list, points requiring repair.

Demand: Market purchase demand.

Deposit: Security deposit, usually 2 months for rental.

Designer: Designer.

Developer: Property developer.

Down Payment: Down payment installment.

Downtown: Inner city area (e.g., Ploenchit to Ekkamai).

Duplex: Two-story condo with separate title deeds and access on both floors.


E:

EBD (Extension Business District): Extended business district, growth potential area.

EIA (Environmental Impact Assessment): Mandatory report submitted for project approval.

Electricity Meter and Deposit: Meter fee and electricity deposit.

Exchange Transfer: Overseas fund transfer in foreign currency.

Exclusive Listing Agreement: Exclusive consignment contract with one broker only.


F:

Facade: Building exterior appearance.

Facility: Project facilities, e.g., parking, pool, sauna.

Final Payment: Last installment.

Fire Insurance: Compulsory insurance paid annually by co-owners.

Floor Plan: Floor layout plan.

Floor to ceiling: Floor-to-ceiling height.

Floor to floor: Floor-to-floor height.

Foreclosure: Property repossession by lender.

Foreign Exchange Transaction (FET): Bank document confirming overseas transfer converted into THB.

Foreigner Quota: Max 49% foreign ownership.

Freehold: Freehold land ownership.

Fully Fitted Unit: Partially furnished (e.g., kitchen set, sanitary ware).

Fully Furnished Unit: Fully furnished, move-in ready.

Future Interest: Future property rights.

Gross Rental Yield: Initial rental yield before deductions.


H:

Hassle Free Investment: Turnkey investment management service.

High Rise: Tall building (20+ floors or >10,000 sqm).

Home Automation: Smart home system.

Home Loan: Mortgage loan.

Home office: Office building.


I:

Industrial Property: Industrial estate.

Infrastructure: Utilities (water, electricity).

Inspection: Pre-transfer inspection.

Installment: Monthly payment.

Interior Design: Interior decoration.

Interior Designer: Interior designer.

Investment: Property investment.

Investor: Investor.

Juristic Person: Juristic entity managing property.

Juristic Office: Juristic person’s office.


K:

Key Box: Key box after transfer.

Key Card: Access card for security.

Lease: Rental contract.

Leasehold: Leasehold land ownership.

Lease Agreement: Lease contract.

Lessee: Tenant.

Lessor: Landlord.

Lien: Property lien.

Matching Property: Leading real estate company.

Midtown: Mid-town area (e.g., Petchaburi, Phaholyothin).

MLR: Minimum Loan Rate.

Mock Up Room: Showroom.

Mortgage: Mortgage.

Mortgage Fee: Mortgage registration fee.

MRR: Minimum Retail Rate.

Net Rental Yield: Net yield after expenses.

Notary Public: Official document certifier.
